About Larmer Design & Permit drawings

About Rod

I offer face-to-face consulting for your house or small commercial construction design project. We can meet at your kitchen table, in your office, on Zoom or any other method that works for you. Using your ideas and my experience, we'll work together to arrive at a design and building permit drawings that meet your needs and lead it through the building permit process. 


I am located in Holland Landing, Ontario, Canada and easily service York Region,  Durham Region and Simcoe County. There are few boundaries in today's e-world and I am licensed to complete architectural design drawings and building permit drawings throughout Ontario. Rod's Services

I have 35 years of experience as a municipal building inspector, chief building official and provincially-qualified designer and am an expert in the Ontario Building Code and municipal permitting processes. 


I use a BIM (Building Information Modelling) program called Softplan to develop architectural renderings, designs and permit drawings.


My Building Code Identification Number (BCIN) is 14848. The BCIN for LARMER DESIGN & Permit Drawings is 124335. Visit the Ministry of Municipal Affairs and Housing's QuARTS website for more information on Provincial regulations for designer's. 

But first... Homework

To get us on the same page early on in the process, collect a sampling of your ideas. Surf images on the internet, search through magazines and take pictures of things that catch your eye. A sketch can also help us to focus on the important things that you want to see.

 

I also recommend that you search your municipality's web site for "building permits" to become informed about your municipality's requirements and expectations. 


There can often be many other agency approvals that are required in order to obtain a building permit. These include approvals from a conservation authority or a municipal public works department, zoning by-law compliance and other third party agencies. Your municipal Building Department is a great source of information and they are there to help.


I know all of this information can be daunting. I am here to help you navigate these complicated processes if you do not have the time or just want a full service design experience.
